Already an established and successful family entertainment company, Ryan Family Amusements was interested in launching a new brand in holistic family entertainment. The initial location was selected to be at the Cape Cod Mall within the footprint of five contiguous retail stores. Using the facility concept name Ten Pins, UDA was hired to create over 25,000 square feet of family fun and entertainment space including an adjacent restaurant and bar featuring live performances. Close coordination of gaming, laser tag, bowling, and foodservice vendors was required during all phases of the design process in order to streamline construction and MEP/FP design work.
Several spaces within the new facility had non-negotiable area requirements attached to them as laser tag, bowling, and kitchen spaces have minimum sizes that need to be respected. Working within the tight confines of an existing Mall also required a design that provided for a very efficient use of floor area because space was limited. UDA worked closely with Simon Properties, Ryan Family Amusements, and specialty third-party consultants to design a solution that elevates the existing Ryan’s Family Amusement brand and makes this entertainment space a must-visit destination on Cape Cod during all times of the year.
Ten Pins has brought the first large-scale family entertainment destination to Cape Cod. Featuring new and classic arcade games, laser tag arena, bowling center (including three VIP bowling lanes), community seating area, large welcoming lobby, a stage for live bands, and a full bar / restaurant it has something for everybody. In addition to providing for their own customers, Ten Pins has been responsible for a resurgence in overall foot traffic for the Mall, generating additional visits and foot traffic for other Mall tenants.
